If your asphalt driveway has cracked, sunken, alligator-patched, or just gone gray and brittle, you have three real options: patch and seal, overlay, or full tear-and-replace. We walk it, tell you straight which one yours actually needs, and do the work.
Three options, honest answer
A driveway a few years past its prime might just need crack-fill and a sealcoat. One with a sound base but a tired surface is a good candidate for an overlay: fresh asphalt right on top, at a fraction of a teardown. A driveway with a failed base or alligator cracking through the whole surface is past saving and needs a full tear-and-replace. We tell you which is yours, and we don't push the bigger job.
Tear-out and full replacement
When the base is gone, the only real fix is to take it back to the ground and rebuild. We saw-cut clean lines at the property tie-ins, haul away the failed material, rebuild the stone base where it needs it, and lay a fresh hot-mix mat that ties cleanly to your garage apron and the street.
Overlay over a sound base
If the base under your driveway is still solid, an overlay puts a fresh asphalt mat over the top. The new surface looks like a brand-new driveway, drains the way it should, and costs significantly less than a full replacement. We can usually do an overlay in a single day, and you're parking on it inside 48 hours.
