A commercial lot is one of the biggest pieces of asphalt your property owns. Sealcoating blocks the UV and water that age it from the surface down, restores the deep black look that signals a well-kept property, and adds years of life to the much bigger investment in the pavement itself. The math on it is hard to argue with.

Crack fill, sealcoat, re-stripe

A proper commercial sealcoat is a sequence. We clean the surface, fill the working cracks with hot-pour rubberized sealant so water can't get into the base, apply the sealcoat in even passes, and re-stripe the whole lot once it cures. Fresh stalls, ADA marks, fire lanes, arrows. The lot looks renewed without the cost of a repave.

On a cycle that fits your traffic

High-traffic retail lots usually want a coat every two to three years. Lower-traffic medical or office lots can stretch it to three or four. We look at how your lot is wearing and tell you honestly whether it needs another coat yet. The point is to seal at the right interval, not more often than the surface actually needs.
